    An independent report means that it is created and administered by a company
completely separate from the landlord, tenant and agent. It is therefore in the interests of all these parties, not just one.



In addition to a full listing of the contents of the property, the inventory also includes a description of the ceiling, walls, woodwork, flooring, doors, windows, light switches, light fittings, power points, telephone sockets, aerial sockets etc. etc.

The inventory report also includes a full key list and where practicable, it includes user
manuals for all appliances found in the property. Cellars, lofts, attics, eaves and similar
areas are not in the inventory clerks’ jurisdiction unless a specific request is made.
The operation of lights is checked while other appliances, gas or electrical will not be tested. The date the inventory is compiled is also recorded.
